Off-market explained: why the best properties are never listed
Ein erheblicher Teil unserer Transaktionen findet außerhalb der öffentlichen Portale statt. Wer Off-Market versteht, versteht, warum die spannendsten Objekte oft nie in Suchanzeigen auftauchen.
Off-market is one of the most-used and least-explained words in the property market. First-timers suspect something mysterious, almost conspiratorial. In reality the term describes a clear, professional process: brokering property outside the public portals, only to a pre-qualified buyer group. It sounds banal but has significant effects on the price, timeline and quality of a sale.
What off-market really means
Off-market means: the property does not appear on ImmoScout24, Immowelt or comparable platforms, nor in newspaper ads or on social media. It circulates in a closed circle of vetted buyers — family offices, institutional holders, private investors with a concrete brief. These buyers receive a full dossier only after signing a non-disclosure agreement (NDA).
Why owners choose off-market
The motives vary, but they overlap:
- Privacy. A prominent address, a well-known family business, a visible separation — some sales cannot bear publicity.
- Tenant protection. For tenanted multi-family buildings, off-market prevents unrest in the community.
- Price defence. A property that never traded publicly carries no days-on-market statistic — buyers cannot argue "it has been on for ages".
- Precision. Instead of 200 unqualified enquiries you get 5 serious buyers — with a financing commitment in hand.
An off-market deal is not a "better ad". It is a different discipline: curated match rather than reach.
Who counts as a qualified buyer?
Not everyone gets access to our off-market pool. We check before admission:
- CreditworthinessSelf-disclosure and — if needed — financing confirmation from the house bank.
- Search profileClear asset class, region, volume, risk profile. No "just browsing" buyers.
- Track recordAnyone who has already bought, held and sold is more reliable than a first-time buyer from the cold market.
- NDA readinessWritten non-disclosure agreement before access to the dossier.
How FAIV curates the pool
Our buyer pool spans more than 14,000 qualified contacts, grown over more than two decades of network work in the Stuttgart region and beyond. It includes the exclusive cooperation with the Flex Fonds Gruppe, an institutional holder that acquires in larger tranches. For every mandate we build a match profile and approach a targeted double-digit number of suitable buyers — never the entire pool.
Typical asset classes
- Higher-priced homes (villas, penthouses, hillside neighbourhoods in Stuttgart)
- Residential and commercial buildings (apartment houses, mixed-use)
- Yield portfolios and existing tranches
- Specialty assets (care, hotel, medical practice, logistics)
- Land and development sites
Myths and reality
Reality
- Structured, documented process with NDA
- Market-appropriate, often higher prices via tailored buyers
- Shorter time from mandate to notary
- Full owner control at every stage
Myth
- "Off-market = under the table and tax-free"
- "Off-market = automatic bargain"
- "Off-market = only for millionaires"
- "Off-market = no agent or notary needed"
Off-market is a marketing route, not a special tax or legal regime. Notary requirement, land-register entry, speculation tax and transfer tax apply exactly as in a public sale.
When off-market does not fit
For standardised condominiums with a wide buyer base and a clear price per square metre, the public portal is usually superior — reach beats curation. Off-market plays its advantage as soon as the location, substance or special use lifts the property out of the standard grid.
First conversation — discreet and non-binding
If you are considering whether an off-market sale fits your property, we start with a 30-minute preliminary talk: on site, by phone or video. We assess location, substance and the market window and tell you clearly whether we see a matching buyer circle — before anything is documented.

How discreet sales and qualified buyers are matched
An off-market sale only works if supply and demand are clearly defined in advance. We match four criteria:
Asset type
Residential, commercial, mixed use or portfolio — including use and tenancy structure.
Region
A specific location rather than a broad area: town, micro-location, accessibility.
Volume
Price range and proof of financing or equity ratio.
Search profile
The buyer's target yield, holding period and exclusion criteria.
Documents are only shared with selected parties after qualification and a non-disclosure agreement.
