Selling property in the Stuttgart region — the discreet route

Not every house, every apartment and certainly not every yield asset belongs on ImmoScout24. Especially in the Stuttgart region — the hillside areas, Killesberg, Degerloch, Solitude, Schorndorf, Waiblingen, Murrhardt — a growing share of the best sales happen quietly: through personal outreach, closed buyer circles, and marketing that never goes public. Anyone who has sold before knows the downsides of an open listing: viewing tourism, neighbourhood questions, "why has this been up for so long?". The discreet route addresses exactly these points — and for higher-priced properties often delivers the better price.

What "discreet" actually means

Discreet selling does not mean "in secret" and it does not mean "without marketing". It means: no address in the portal, no drone flyover, no ad in the newspaper. Instead: a fully prepared data room, a print-quality curated dossier and a hand-picked outreach from the existing buyer pool — family offices, private investors, owner-occupiers with a concrete search profile. As the owner you decide who sees the data room, who visits and when.

When the discreet route pays off

Three constellations are classic discreet cases:

  • Higher-priced homes from about €1,2 million, where privacy, buyer quality and a defended price outweigh sheer reach.
  • Tenanted yield properties, where tenants and the community should not learn of the sale in advance.
  • Inheritance or separation situations, where a public sale would add strain and a swift, clean closing is desired.
A property that was never publicly on the market carries no "burnt" reputation — and no days-on-market statistic later buyers can use to push the price down.

Discreet vs. portal — honestly compared

Discreet sale

  • Buyer quality instead of contact volume
  • Full control over visibility and viewings
  • No public price to argue about
  • Suited to higher-priced and sensitive assets

Public portal sale

  • Maximum reach, fast market check
  • Suited to standardised assets with a clear market
  • High share of unqualified viewings
  • Price pressure builds after a few weeks without a deal

How it works in practice

Five-step process
  • 01 · Confidential first talkOn site or digital. We clarify the goal, timeframe, target price and desired level of discretion.
  • 02 · Valuation & strategyMarket analysis using comparative, income and, if needed, cost approaches. Fixing target and floor prices.
  • 03 · Data room & dossierDocuments, floor plans, energy certificate, professional photos. Curated dossier only for approved buyers.
  • 04 · Targeted outreachDirect match with our buyer pool of over 14,000 qualified contacts — no public ad.
  • 05 · Negotiation & notaryCredit-checked, contract aligned, appointment coordinated. Handover accompanied.

Who is in the buyer pool?

Our pool has grown over 25 years of network building: family offices in southern Germany, the Flex Fonds Gruppe as an institutional holder, foundations, private investors with a clear brief, and owner-occupiers searching for months in an area without finding anything on the portals. Every contact is checked for creditworthiness and seriousness before being approached — no mass mailings, no "just in case" enquiries.

Important:

A discreet sale is not a fallback for properties that stalled on the portal. Anyone offering a property publicly first and then "following up discreetly" achieves the opposite effect — the market has already seen the house.

Common questions

How long does a discreet sale take? Usually 6 to 14 weeks from mandate to notary signature. Faster than many expect — because the unqualified loops are cut out.

What does the marketing cost? You as owner incur no upfront costs. The agent fee is success-based and split evenly in Baden-Württemberg.

Can I still go to the portal later? Yes — but only when the discreet process is cleanly closed. We set a clear window (e.g. 60 days) and switch transparently if needed.

Our take

Selling discreetly is not a luxury but a conscious strategic choice. For properties above a certain price bracket, in sensitive life situations or for tenanted yield assets, it is the most direct route to a realistic price and a quick closing — without traces in the market that would weigh on a later re-listing.

How discreet sales and qualified buyers are matched

An off-market sale only works if supply and demand are clearly defined in advance. We match four criteria:

Asset type

Residential, commercial, mixed use or portfolio — including use and tenancy structure.

Region

A specific location rather than a broad area: town, micro-location, accessibility.

Volume

Price range and proof of financing or equity ratio.

Search profile

The buyer's target yield, holding period and exclusion criteria.

Documents are only shared with selected parties after qualification and a non-disclosure agreement.

For sellers

A confidential assessment without your property appearing publicly.
